What Drives Cost

Factors That Affect Window Treatments Cost in Geist

Two houses with the same number of windows can price very differently. Here is what actually moves the number.

How Many Openings, and How Big

The opening count is the largest single driver, and opening size is close behind, because headrail length and fabric yardage do not scale in a straight line. After that it is the product tier: faux wood blinds and basic roller shades sit at the bottom, cellular and solar fabrics in the middle, shutters and drapery at the top. Specialty shapes such as arches, angles, bays and sliding door widths cost more than their square footage suggests, because they are fabricated one at a time.

Opening Squareness and Depth

Openings that are out of square, casing too shallow to take an inside mount, plaster or masonry needing different anchors, and specialty shapes all add labor. That is what the three-point measure and the diagonal check are for, and it is why we would rather find it before you order than on install day. Hidden damage on aging window treatments is common and is scoped separately.

Access and Logistics

High openings, two-story great rooms, transoms and anything needing a lift cost more to install. Hardwired motorization adds licensed electrical time on top, which is why battery motors run roughly $100 to $300 a window less than hardwired.

Warranty Target

Warranty terms come from the manufacturer of the product installed and vary by brand and line. Many custom interior products carry limited lifetime coverage on the mechanism with shorter terms on fabric, motors and batteries. Motor and battery coverage is almost always shorter, so ask for the written warranty on the specific product quoted.

Light Control

See What Each Fabric Does To The Light

Fabric choice moves the number about as much as size does, and it moves how the room feels a lot more. Pick one below and the window updates.

Fabric type

Sheer, 10 percent openness

Ten percent of the weave is open, so you keep the view and most of the daylight. Glare drops a little. After dark, once your lamps are on, someone outside can read shapes through it, which is why this belongs on a view window rather than a bedroom.

Openness factor is printed on the fabric card, so you can compare one line against another before you order anything.

Keeps the viewNot private after dark

Solar, 5 percent openness

The usual pick for a west window or a covered porch. You can still read the yard through it, glare comes down noticeably, and the fabric intercepts a good share of the sun before it reaches you at four in the afternoon.

It also cuts the UV landing on floors and furniture. NFRC puts UV at roughly 40 to 60 percent of fading damage, so this slows fading rather than stopping it.

View and glare controlSlows fading

Solar, 3 percent openness

A tighter weave. The room goes dimmer and the view drops back to an outline. Choose it where the sun is the problem and the view is second, which around here usually means a west wall in July. That's a common call on this side of Indianapolis.

Openness affects how much you see out, not how private you are. A 3 percent fabric still shows silhouettes at night.

View becomes an outlineStrong glare control

Solar, 1 percent openness

Close to a solid fabric with a little view left in it. This is the strongest glare control in the solar family.

The trade is that it darkens the room on a gray January day too. Indianapolis averages a January high near 36F and the light is flat, so think about how the room reads in both seasons before you commit.

Darkest solar optionDim on gray days

Light filtering

No view through it. Daylight comes through the face diffused, so the room stays bright without a hot spot across the television or the kitchen island. This is the default for living spaces.

It isn't private in reverse at night. With the lamps on and the sun down, silhouettes still show.

No view through itBright without the glare

Room darkening

A denser fabric, usually with a liner behind it. Most of the light coming through the face is gone.

Light still arrives around the edges on an inside mount, so a room darkening shade gives you a dim room rather than a dark one. If someone in the house sleeps during the day, say so at the measure and we'll scope it differently.

Dim, not darkEdges stay bright

Blackout

The fabric itself passes essentially no light. What you'll still see is the perimeter. Lutron publishes an inside-mount light gap of about 3/4 inch per side on its Roller 20 and 64 shades, along with a standard factory deduction of 1/16 inch per side, and shades over 120 inches tall or past a 4:1 height-to-width ratio get larger gaps than that.

So if you need a genuinely dark bedroom, that gap has to be dealt with on purpose, either with side channels or by going outside mount. We tell you which one your opening can carry while we're still standing in the room.

Dark facePerimeter needs a plan

Openness factor is a measured fabric spec, so you can compare it line to line. The category names are not measured. One maker's room darkening can behave like another maker's light filtering, which is why the sample books come to the measure and get opened in the room they're going in, at the hour that room has the problem.

Lead Time and Contract

What Happens Between the Quote and the Install in Geist

There is no claim and no adjuster in this trade. Window treatments are a planned purchase, so the money questions are different: what the deposit is, how long fabrication takes, and what is actually written down before anything gets ordered. Custom product generally runs two to five weeks from order to install depending on the product line and the finish, and longer on specialty shapes, motorized configurations and commercial submittals. If you are working toward a holiday, a move-in date or a listing, tell us the date at the measure and we will work backwards from it rather than quoting you a range.

Indiana has no statewide license for this trade, but the Indiana Home Improvement Contract Act at IC 24-5-11 does apply to residential work over $150, which is essentially every job we do. That means a written contract with your name and property address, our details, a reasonably detailed description of the work, start and completion dates, and the total price. Geist Window Treatments writes the light gap, the mount type, the roll direction and the battery expectation into that scope too, because those are the four things people find out too late.

What Moves the Number on a Geist House

Check overhead openings separately

A skylight needs its own measurements and a treatment made for that position. We'll look at the frame and how you'd operate the shade before deciding whether an overhead product fits. We'll confirm how the proposed mounting work affects your quote.

Keep basement windows usable

If a basement window is needed for an exit, we'll plan the treatment so it can clear the opening. The finished shade and its controls need to work with the sash when it's open. We'll confirm how the proposed mounting work affects your quote.

Check the mounting depth

We'll measure the usable space inside each frame before recommending an inside mount. If the headrail would project too far, we'll discuss an outside mount and show where it would sit. We'll confirm how the proposed mounting work affects your quote.

Choose privacy for the room

We'll ask what the room needs after dark as well as during the day. A sample held against the actual glass gives you a better starting point than choosing from a small picture. We'll confirm how the proposed mounting work affects your quote.

Project planning in Geist

1
Planning a project in Admirals Bay

Skylights over the primary bath are common here, and some houses pair skylights with cathedral and vaulted ceilings. A skylight over a bath sees steam, so the fabric and the hardware should tolerate humidity, and a motor or a cordless pull keeps the shade usable at that height. Tall windows above the standard ones often go with cathedral ceilings, and motorized shades suit them because no cord hangs within reach. Where a finished lower level has an egress window, the treatment has to clear the opening when the sash is raised, and that gets checked at the measure. We'll measure the openings you're covering and compare the products you want to use. Your written quote will reflect the choices for your own home.

2
Planning a project in Geist Bay Estates

Kitchens here have abundant windows, and plenty of windows run throughout the houses, with views across the backyard and the pool. A four-season room of more than 250 square feet usually has glass on several sides, so solar or sheer shades that control glare while keeping the view suit it. The full walkout basement opens to the yard, and its doors need treatments that clear the handles. Nine-foot ceilings and a two-story entry can put some glass out of reach, and motorized shades handle those openings. We'll measure the openings you're covering and compare the products you want to use. Your written quote will reflect the choices for your own home.

Your written project quote will confirm the price after measuring and product selection. Your in-home design consultation is free. We'll look at your openings and talk through the rooms you're planning to cover.

What Matters at the Window in Geist

What our crew has learned working in Geist homes.

About Geist Homes

Geist Reservoir was finished in 1943 on Fall Creek, and homes began to spring up around its roughly 1,900 acres of water after a plan to triple the lake was rejected in 1978. Houses around the lake range from 1981 two stories at the west end to 2015 custom homes with finished lower levels in gated Fishers communities, and many of the houses in between date from the late 1980s through the 2000s. Lots start near a quarter acre and reach past two acres, and many are wooded. The shoreline touches Marion, Hamilton and Hancock counties, and in 2010 Fishers annexed about 2,200 homes around the lake. Geist Waterfront Park, a 70-acre Fishers park with a beach and a boat launch for non motorized craft, opened on the shore in 2023. all brick two story, brick ranch with walkout lower level, custom executive two story, custom one story with finished lower level, custom two story with walkout lower level, ranch with main level primary suite, two story, two story on acreage, two story with finished lower level

What Our Crew Sees in Geist

Skylights turn up in many of the older houses around the lake, usually over a primary bath or an upstairs family room, and they call for shades made for an overhead opening. Houses from the 2000s often have a two story great room with a wall of windows, where the top sashes sit well out of reach, so cordless or motorized lifts make sense. Walkout lower levels and three season rooms put more glass on the yard side, and basement egress windows need a treatment that clears the opening when it's raised. New construction continues in Fishers and McCordsville, two of the towns whose limits reach the lake. McCordsville's population grew from 4,797 in 2010 to 8,503 in 2020, and its housing units rose from 1,717 to 3,028 over the same years. Some new houses in the 46040 ZIP code from 2024 come with a wall of windows facing the backyard and cathedral ceilings in the primary suite, which means large openings to measure before any shade is ordered. Measure appointments run on every side of Geist Reservoir, from the Marion County streets along the south and west shores to the Fishers neighborhoods on the north and east. The lake sits in three counties and three school districts, and mailing addresses vary between Indianapolis, Fishers, Fortville and McCordsville. Since the county and school district lines run through the lake area, the address gets confirmed at booking so the right county and district are on file before the visit. Your in home design consultation is free. We'll look at your openings and talk through the rooms you're planning to cover. We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones.

What We Are Running in Geist Right Now

Both offers apply to work quoted and ordered while they are posted here. Ask about them at the in-home measure and we will put the discount on the written quote before you decide anything.

Offer 1

$500 Off Your First Exterior Screen, Plus a Free Motorization Upgrade

Take $500 off your first exterior screen and we will add the motorization upgrade at no charge. Exterior screens stop solar heat outside the glass, which is the only place you can stop it before it is already in the room, and a motor is the difference between using one and forgetting it.

Applies to a first exterior screen. Ask at the measure so the discount is on the written quote before you order. Motorized product runs on batteries that need replacing, about a year on Hunter Douglas PowerView.

Offer 2

Free Motorization Upgrade on Select Interior Shades

Pick from the qualifying interior shade lines and the motorization upgrade is free. It is worth most on the openings you would otherwise leave alone: tall great room glass, anything above a stair, and the west windows nobody remembers to close by four.

Select interior shade lines only. We will tell you at the measure which of your openings qualify. Batteries are a real running cost and are not included.
