Quick Answer

Most Geist questions come down to three things: what does it cost, how long does it take, and what will annoy me later. Below are honest answers to all three, including the parts that don't flatter us.

  • Services: faux wood blinds, wood blinds, vertical blinds, aluminum mini blinds
  • Service area: Geist, Hamilton County, IN and surrounding areas
  • Nothing in window treatments needs a middle-of-the-night call-out. What matters is the fabrication window, typically two to five weeks. Service and repair work sits outside that and gets handled on a much shorter timeline.
  • Insured and bonded
  • Serving Geist, IN since 2008

Schedule Your Free In-Home Measure

Your in home design consultation is free. We'll look at your openings and talk through the rooms you're planning to cover. Skylights turn up in many of the older houses around the lake, usually over a primary bath or an upstairs family room, and they call for shades made for an overhead opening. Houses from the 2000s often have a two story great room with a wall of windows, where the top sashes sit well out of reach, so cordless or motorized lifts make sense. Walkout lower levels and three season rooms put more glass on the yard side, and basement egress windows need a treatment that clears the opening when it's raised.

I agree to be contacted by Geist Window Treatments regarding my inquiry.

Geist Reservoir was finished in 1943 on Fall Creek, and homes began to spring up around its roughly 1,900 acres of water after a plan to triple the lake was rejected in 1978. Houses around the lake range from 1981 two stories at the west end to 2015 custom homes with finished lower levels in gated Fishers communities, and many of the houses in between date from the late 1980s through the 2000s. Lots start near a quarter acre and reach past two acres, and many are wooded. The shoreline touches Marion, Hamilton and Hancock counties, and in 2010 Fishers annexed about 2,200 homes around the lake. Geist Waterfront Park, a 70-acre Fishers park with a beach and a boat launch for non motorized craft, opened on the shore in 2023.

Color and finish decisions get made at the window rather than off a screen. We bring the sample case so you can see a stain against your own trim and a fabric against your own wall. North-facing Geist rooms flatten warm tones. South-facing rooms wash them out by midday. Nothing about that shows up in a product photo, and it's the reason we leave samples overnight when a color call is close.

Think about the last hour of daylight in a west-facing room. Around here in July that hour lands with the sun low and hard, and no amount of interior fabric changes the fact that the heat has already crossed the glass. Exterior solar screens or a retractable awning stop it earlier. For a Geist patio or a sunroom that goes unusable by four, exterior is the honest answer.

Built in the Last Few Years?

Many of our Geist customers moved into a house built by one of these companies. Builder blinds are usually stock sizes trimmed to fit, so if yours came with the house and never ran right, that is why. We measure the openings as built rather than off the plan.

What Our Crew Sees in Geist

Skylights turn up in many of the older houses around the lake, usually over a primary bath or an upstairs family room, and they call for shades made for an overhead opening. Houses from the 2000s often have a two story great room with a wall of windows, where the top sashes sit well out of reach, so cordless or motorized lifts make sense. Walkout lower levels and three season rooms put more glass on the yard side, and basement egress windows need a treatment that clears the opening when it's raised. New construction continues in Fishers and McCordsville, two of the towns whose limits reach the lake. McCordsville's population grew from 4,797 in 2010 to 8,503 in 2020, and its housing units rose from 1,717 to 3,028 over the same years. Some new houses in the 46040 ZIP code from 2024 come with a wall of windows facing the backyard and cathedral ceilings in the primary suite, which means large openings to measure before any shade is ordered. Measure appointments run on every side of Geist Reservoir, from the Marion County streets along the south and west shores to the Fishers neighborhoods on the north and east. The lake sits in three counties and three school districts, and mailing addresses vary between Indianapolis, Fishers, Fortville and McCordsville. Since the county and school district lines run through the lake area, the address gets confirmed at booking so the right county and district are on file before the visit. Your in home design consultation is free. We'll look at your openings and talk through the rooms you're planning to cover. We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones.

What We Are Running in Geist Right Now

Both offers apply to work quoted and ordered while they are posted here. Ask about them at the in-home measure and we will put the discount on the written quote before you decide anything.

Offer 1

$500 Off Your First Exterior Screen, Plus a Free Motorization Upgrade

Take $500 off your first exterior screen and we will add the motorization upgrade at no charge. Exterior screens stop solar heat outside the glass, which is the only place you can stop it before it is already in the room, and a motor is the difference between using one and forgetting it.

Applies to a first exterior screen. Ask at the measure so the discount is on the written quote before you order. Motorized product runs on batteries that need replacing, about a year on Hunter Douglas PowerView.

Offer 2

Free Motorization Upgrade on Select Interior Shades

Pick from the qualifying interior shade lines and the motorization upgrade is free. It is worth most on the openings you would otherwise leave alone: tall great room glass, anything above a stair, and the west windows nobody remembers to close by four.

Select interior shade lines only. We will tell you at the measure which of your openings qualify. Batteries are a real running cost and are not included.

Payment Options That Work for You

  • Payments deferred for a promotional period
  • Rate and period set by the lender
  • Quoted price held for the order
Equal Payment Plans

Divide the project cost into equal monthly payments across a fixed promotional period, so the budget is predictable from day one.

Professional Services

Services Available in Geist

From one room to a whole house, Geist Window Treatments measures every opening, orders it custom, and installs it with the same crew that took the measurements.

Faux Wood Blinds in Geist

Motorizing faux wood is possible and usually unnecessary. Heavy slats make a motor work harder, and battery life on motorized product is roughly a year by Hunter Douglas's own PowerView figure. On a reachable Geist window, a wand costs nothing to own and doesn't need charging.

Learn more

Wood Blinds in Geist

A heated Geist house in January runs dry, and dry air pulls moisture back out of wood. Over years that shows up as a slightly tighter stack and occasionally a hairline check in the finish at a slat end. It isn't failure, it's the material breathing.

Learn more

Vertical Blinds in Geist

A patio door gets measured for the finished opening plus clearance at the floor. Vanes that touch the carpet drag, and a curled tip doesn't straighten out. We set the height so they clear by a small margin, and we check the Geist floor level at both ends of the track.

Learn more

Aluminum Mini Blinds in Geist

Aluminum mini blinds across Geist and Hamilton County. The one inch slat that still makes sense in a rental, a utility room or a light commercial space. Cut to your opening rather than trimmed from a stock width, so the ends do not bind.

Learn more

Roller Shades in Geist

Long shades behave differently. Lutron notes that shades over 120 inches tall, or past a four-to-one height-to-width ratio, take larger light gaps than the standard figure. A tall stairwell window in a Geist two-story is exactly that case, and we'll say so up front.

Learn more

Solar Shades in Geist

Dust collects in the open weave, which is the whole point of the fabric and also its maintenance problem. A vacuum brush on low pulls it out. Don't soak a screen: the yarns hold water and the shade dries with a visible line across a Geist sunroom window.

Learn more

Cellular Shades in Geist

If you love the view, don't put light filtering cellular on that window. The fabric is designed to diffuse, which means it erases the yard. A Geist room with something worth seeing wants a solar screen or a roller you can raise clear of the glass.

Learn more

Zebra Shades in Geist

We set the brackets to a level line rather than to the Geist header, because bands running parallel to a sloping header look wrong immediately. It's a small adjustment at install, and it's the difference between a shade that looks built in and one that doesn't.

Learn more

Roman Shades in Geist

We hang the shade and then dress the folds by hand, setting each one so it falls where it should instead of where the box shipped it. Skip that step and a Geist Roman looks like it hasn't been unpacked properly for a month.

Learn more

Woven Wood Shades in Geist

Inside mount shows the trim and the natural edge of the weave, and it leaves a gap at each side that light finds. Outside mount over the Geist opening covers that gap and makes the shade look larger, which suits the material's texture anyway.

Learn more

Blackout Shades in Geist

Side channels are aluminum tracks that capture the fabric edge and kill the side gap. They cost more, they show on the wall, and they work. On a Geist nursery where sleep is the actual goal, they're the difference between a dim room and a dark one.

Learn more

Plantation Shutters in Geist

A hidden tilt mechanism inside the stile looks cleaner than a front tilt rod, and it isn't cheap. Hinges and the way panels meet at a divider rail are the parts deciding how a Geist shutter feels in ten years. None of that shows up in a photo.

Learn more

Cafe Shutters in Geist

On a wide Geist window the bottom half still needs multiple panels, and every hinge line interrupts the view. Panel count gets decided by width and by where you're willing to accept a vertical line, which is a conversation better had standing at the window.

Learn more

Motorized Shades in Geist

When a motorized roller sits fully up, the rolled fabric and the cassette still take an inch or two off the top of the view. On short Geist transoms that matters, so we'd usually carry the treatment outside the opening and mount above the trim.

Learn more

Custom Drapery in Geist

Floors in settled houses aren't level, and drapery shows it. We measure each panel position separately from rod to floor, because a single number taken at one end and repeated across a Geist wall gives you hems that visibly climb toward one corner.

Learn more

Valances & Top Treatments in Geist

Board-mounted and rod-mounted valances don't behave alike. A board gives you a hard flat top and a defined return, while a rod-pocket valance gathers and moves, so a Geist window that needs a crisp architectural line gets the board and a softer room can take the rod.

Learn more

Exterior Solar Shades in Geist

Anchoring is the whole job, and it's not negotiable. Brackets go into structure, never into trim alone, and on a Geist porch that means locating solid wood behind the finish before a single hole gets drilled. A shade pulling free at one end takes the trim with it.

Learn more

Retractable Awnings in Geist

The frame outlives the fabric, and it isn't close. Expect the aluminum arms and the tube on a Geist awning to be serviceable long after the acrylic has faded, which is why recovering an existing frame is worth pricing before anyone talks about a whole new unit.

Learn more

Commercial Window Treatments in Geist

High-traffic areas need durable hardware, not only durable fabric. A shade in a Geist corridor or a fitness area gets operated by people who don't own it, so metal components, a protected chain, a properly anchored tensioner and a rugged control all outlast a spec chosen purely on fabric price.

Learn more

Skylight Shades in Geist

Warm air rises to the coldest surface in the room, and in a Geist January that's the overhead glass. A cellular shade under a skylight puts a layer between the room and that surface, and it also stops the draft you feel dropping onto a sofa placed underneath.

Learn more

Sliding Glass Door Blinds in Geist

Mounting depth at a door is tighter than people expect. Between the handle and the trim there's often less than an inch of usable space, so a Geist patio door frequently gets mounted outside the opening, and that changes the finished width and the price with it.

Learn more

Panel Track Blinds in Geist

Solar mesh panels on a west Geist slider cut the July glare while keeping the yard visible, and on an 85.2F afternoon that matters more than the heat number does. Openness factor still runs the decision, and we'll show the fabrics against your own glass.

Learn more

Sheer Shades in Geist

Wide openings have a practical ceiling. Past a certain span the headrail deflects and the vanes stop aligning cleanly, so a broad Geist window gets split into two shades under a shared valance rather than pushed to a single unit that'll sag in the middle.

Learn more

Pleated Shades in Geist

Outside mount solves problems that inside mount creates, and it isn't a compromise. Mounting above and beyond the opening on a Geist window kills the edge gaps, hides out-of-square trim and gives a shallow opening somewhere to put the headrail, at the cost of a slightly larger treatment.

Learn more

Bamboo Shades in Geist

West-facing glass is the hardest place for a natural weave. Direct afternoon sun in a Geist house dries and lightens the fiber year after year, so if that's the window you love the look on, plan on it aging visibly and choose a color that ages well.

Learn more

Dual Shades in Geist

Sunlight works on the sheer bands hardest, since they're the thinnest part of the fabric. NFRC puts UV at 40 to 60 percent of fading damage, so a Geist south window will show wear in the sheer sections before the opaque bands change at all.

Learn more

Top-Down Bottom-Up Shades in Geist

A kitchen window over a sink is the other classic case. Drop the top of a Geist kitchen shade for light while the bottom keeps the neighbors from watching you do dishes, and the fabric's well clear of the faucet and the wet zone.

Learn more

Cordless Blinds in Geist

Cordless isn't right for everyone. A wide blind carries real weight at the bottom rail, and if grip strength or shoulder reach is a question in your Geist household, motorized lift will serve you better than a spring you have to push against every single morning.

Learn more

Hardwood Shutters in Geist

Install is fitting work, and it isn't carpentry. Frames go in first and get shimmed plumb, then panels hang and get checked for an even reveal down the meeting stiles. A Geist whole-house set takes longer than blinds because every panel is adjusted individually, and rushing that always shows.

Learn more

Composite Shutters in Geist

Nationally, interior shutters run $175 to $800 per window, and composite generally sits lower in that published range than milled hardwood. The drivers on a Geist quote are louver width, frame style, panel count and whether the opening needs a build-out, so two windows of one size don't always price the same.

Learn more

Smart Home Shade Integration in Geist

Firmware is the maintenance item. Hubs and motors both get updates, and an update can change how a scene behaves or drop a pairing. That's rare, though when it happens in a Geist house it's much easier to fix if the system was documented at install with a written device list.

Learn more

Blind Repair & Restring in Geist

A cord lock is a small mechanism with a pin and a spring inside the headrail. When it stops grabbing, the blind slides down on its own, which is annoying rather than fatal. It's a bench-level part swap on most Geist blinds, and it comes off the headrail without disturbing the mount.

Learn more

Shutter Repair in Geist

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. There's no cord anywhere on a shutter, so nothing about a repair changes the safety picture in a child's room. That's a genuine advantage of the category and one reason a Geist family with young kids often repairs an old set rather than moving to a corded treatment.

Learn more

Motorization Retrofit in Geist

Motors make noise, and the spec sheet rarely says how much. A quiet motor matters in a Geist bedroom where a scheduled shade opens at seven while somebody's still asleep, and it matters far less in a family room. We'd rather you hear one before you choose.

Learn more

Outdoor Patio Shades in Geist

Lead time runs the same two to five weeks as interior custom work, sometimes longer for wide motorized systems. There's no stock exterior shade that fits a real Geist porch opening, so this is fabrication either way and the schedule should be planned around the season you want it.

Learn more

Office Window Treatments in Geist

Cleaning has to be somebody's job. Office shades collect dust along the hembar and the cassette, and a documented method plus an annual pass keeps a Geist installation looking deliberate. Fabric that gets scrubbed with the wrong thing is the most common avoidable damage we see.

Learn more

Healthcare Window Treatments in Geist

Exam rooms are a privacy question first, and it isn't a subtle one. Glass at ground level facing a parking area needs a treatment that gives full privacy from outside while still allowing light in, and a bottom-up shade handles that better in a Geist clinic than a standard roller ever will.

Learn more

Multifamily Window Treatments in Geist

We offer repairs only on treatments The Window Valet installed or has serviced before. If we haven't worked on your treatments, we'll book a consultation for new ones. Student housing is its own animal. Twelve month cycles, hard use, damage nobody reports and a full turn every August mean a Geist property should be specifying for replacement rather than repair, with a simple product held in quantity and a bracket standard that hasn't changed in years.

Common Causes

What we see most often on Geist window treatments

Geist homeowners typically call us about these scenarios.

Dust On Every Slat

A house on a gravel road in Geist, or a home with pets, and the horizontal surfaces of a slatted blind collect everything. When the cleaning becomes a chore, a flat roller or a cellular removes the problem entirely. It's a legitimate reason to change product and it has nothing to do with how the blind looks.

A West Room Nobody Uses After Three

It's the most common call we get in Geist. The living room is fine all morning and by mid-afternoon the sun is coming in almost horizontally, the television is unwatchable and the room is several degrees warmer than the rest of the house. People stop using it and assume that's simply how the house is. A solar shade at the right openness usually gives the room back.

Shades That Dropped Off The Network

A new router or mesh system goes in, and two shades at the far end of the Geist house stop responding while the rest are fine. That's signal, not hardware. A repeater in the right spot fixes it cheaply. Replacing the motor, which is the common instinct, fixes nothing at all.

Cold Sitting Beside The Window

The heating is working and the thermostat says the room is fine, but nobody wants to sit in the chair beside the glass in January when lows sit around 20.9F. That's radiant loss to a cold surface, and a cellular shade drawn at dusk changes the sensation immediately. It's also the clearest example of a shade earning its keep in January rather than July.

An Awning That Has Given Up

The frame is straight but the fabric is faded, stretched and torn at one edge after years of central Indiana weather. Recovering it on the existing structure is usually far cheaper than starting again, and a lot of people do not know that is an option until somebody tells them.

Vertical Vanes Snapping Off The Slider

The patio door treatment has lost three vanes, the carrier stems are broken and the whole thing clacks every time the door opens. On a door used daily, that's a product reaching the end of its life. Vertical cellular or panel track glides are the usual upgrades and both stack clear of the handle.

How We Work

Five Stages, In This Order

Custom window treatments are made to your openings, so the order matters more than it does in most trades. This is how every Geist job runs.

1

Free In-Home Measure

Every opening gets three widths, three heights and a diagonal square check, because houses settle and an opening that is out of square is the difference between a shade that runs true and one that binds. Mounting depth gets read at the jamb. It all goes on paper before any product conversation starts.

2

Product and Fabric, In Your Own Light

Samples get looked at in the room they are going in, not under showroom lighting. This is where openness factor, inside versus outside mount, roll direction and material get decided, and where we tell you the light gap you are going to live with.

3

Written Scope and Contract

Opening by opening, with the mount type, the light gap, the operation and the total price in writing. Indiana requires a written contract on residential work over $150 under IC 24-5-11, and we would write one anyway.

4

Custom Fabrication

Your sizes go to the workroom. Two to five weeks is typical depending on product and finish, longer on specialty shapes and motorized configurations. You get the real date at the measure rather than a range.

5

Install and Walkthrough

Brackets anchored for the substrate they are going into, everything checked level and square, motor travel limits set and scenes built with you standing there. Then we show you how it all works and take the packaging with us.

"I had manual and automatic shades installed back in 2016. I was pleased with the sales and install process back then. I had some maintenance done today and was very pleased with the technician, Handy. A part that had been replaced twice before on one troublesome automatic shade was proactively replaced this time with an upgraded part at no cost. The Short Answers for Geist

Straight answers to the questions Geist homeowners ask most.

Indiana Climate

Indiana Weather Affects Window Treatments Year Round

Indiana sees some of the most varied weather in the country. Geist homeowners live in IECC climate zone 5A, which carries a real cooling load in summer and a real heating load in winter. July averages a high near 85F, January averages a high near 36F with lows near 21F, and the muggy season runs from late May into late September. That is why the same window can be the hottest room in the house in July and the coldest in January.

Check the room at the hours you use it

Tell us when glare affects your Geist room. We'll look at which window is responsible and discuss a treatment for that use of the space.

Review privacy after dark

A fabric that gives a daytime view may leave the room visible after dark. We'll discuss that difference before you choose a shade for an occupied room.

Keep working windows accessible

We'll check the treatment against the sash and the controls you use to open the window. The finished arrangement needs to let you operate both.

Connect the plan across a room

If you're covering several openings in one room, we'll discuss how the treatments look together. Each opening still gets its own measurements.

Choosing the Right Treatment for Geist Rooms

An honest breakdown of the three we specify most often, and when each one is the right answer.

Cellular Shades

The one product in this trade with measured energy numbers behind it. Trapped air in the cells does the work, and DOE and ORNL testing found cellular shades saved up to 20 percent on heating energy and up to 15 percent on total heating and cooling against a bare window. In a Geist house that matters in January and again in July, which is unusual for one product. Single cell suits most rooms, double cell where the glass is large or the room runs cold. Top-down bottom-up gets you daylight and privacy at the same time.

Both seasonsInsulating$$
Solar & Roller Shades

What you reach for when the complaint is afternoon sun. Solar fabrics come in stated openness factors, and that number is the whole decision: a lower openness cuts more glare and more of the view, a higher one keeps the view and cuts less. On a west or south Geist window this is usually the honest answer rather than blackout, because blackout kills the room. Cassette or fascia hides the roll, and roll direction gets decided at the measure so the fabric does not foul a crank or a lock.

Glare controlKeeps the view$$$
Plantation Shutters

The one that stays with the house. Shutters are a finish rather than a covering, and they do not get replaced every few years. In Geist the material choice is technical rather than a matter of taste: composite and poly in bathrooms, kitchens, laundry rooms and sunrooms, because a four month humid season followed by a dry heated winter will move real hardwood, and hardwood only where the room stays conditioned. Louver size, frame style and divider rail get decided standing at your window.

Light Control

See What Each Fabric Does To The Light

Pick a fabric below and the window updates. It's a drawing rather than a photograph, so read it as a rough guide to what each family does in a Geist room, and to what it doesn't do.

Fabric type

Sheer, 10 percent openness

Ten percent of the weave is open, so you keep the view and most of the daylight. Glare drops a little. After dark, once your lamps are on, someone outside can read shapes through it, which is why this belongs on a view window rather than a bedroom.

Openness factor is printed on the fabric card, so you can compare one line against another before you order anything.

Keeps the viewNot private after dark

Solar, 5 percent openness

The usual pick for a west window or a covered porch. You can still read the yard through it, glare comes down noticeably, and the fabric intercepts a good share of the sun before it reaches you at four in the afternoon.

It also cuts the UV landing on floors and furniture. NFRC puts UV at roughly 40 to 60 percent of fading damage, so this slows fading rather than stopping it.

View and glare controlSlows fading

Solar, 3 percent openness

A tighter weave. The room goes dimmer and the view drops back to an outline. Choose it where the sun is the problem and the view is second, which around here usually means a west wall in July. That's a common call on this side of Indianapolis.

Openness affects how much you see out, not how private you are. A 3 percent fabric still shows silhouettes at night.

View becomes an outlineStrong glare control

Solar, 1 percent openness

Close to a solid fabric with a little view left in it. This is the strongest glare control in the solar family.

The trade is that it darkens the room on a gray January day too. Indianapolis averages a January high near 36F and the light is flat, so think about how the room reads in both seasons before you commit.

Darkest solar optionDim on gray days

Light filtering

No view through it. Daylight comes through the face diffused, so the room stays bright without a hot spot across the television or the kitchen island. This is the default for living spaces.

It isn't private in reverse at night. With the lamps on and the sun down, silhouettes still show.

No view through itBright without the glare

Room darkening

A denser fabric, usually with a liner behind it. Most of the light coming through the face is gone.

Light still arrives around the edges on an inside mount, so a room darkening shade gives you a dim room rather than a dark one. If someone in the house sleeps during the day, say so at the measure and we'll scope it differently.

Dim, not darkEdges stay bright

Blackout

The fabric itself passes essentially no light. What you'll still see is the perimeter. Lutron publishes an inside-mount light gap of about 3/4 inch per side on its Roller 20 and 64 shades, along with a standard factory deduction of 1/16 inch per side, and shades over 120 inches tall or past a 4:1 height-to-width ratio get larger gaps than that.

So if you need a genuinely dark bedroom, that gap has to be dealt with on purpose, either with side channels or by going outside mount. We tell you which one your opening can carry while we're still standing in the room.

Dark facePerimeter needs a plan

Openness factor is a measured fabric spec, so you can compare it line to line. The category names are not measured. One maker's room darkening can behave like another maker's light filtering, which is why the sample books come to the measure and get opened in the room they're going in, at the hour that room has the problem.

Geist Homes We Have Covered

Admirals Bay sits on the south shore of Geist Reservoir in Lawrence Township, in Marion County, with Indianapolis 46236 addresses on Admirals Bay Drive and the Bay Pointe and Bay Port circles. It's a Geist waterfront community with reservoir access for boating and kayaking, and some houses connect to the water directly. The houses are two story homes with four bedrooms from the early 1990s, on lots from about a third of an acre to nearly two thirds of an acre, and sizes run from about 2,300 to 4,300 square feet. Many lots are wooded, with wildlife passing through the backyards. Skylights over primary baths and cathedral ceilings in other rooms put the glass in these houses at more than one height, so the treatment choice changes from room to room. Admirals Pointe sits near the south side of Geist Reservoir in Marion County, about half a mile northwest of Admirals Bay, with Indianapolis 46236 addresses on Admirals Pointe Drive. The houses are custom all brick ranches from the late 1980s on landscaped lots of around 0.44 acre, with some on corner lots. A typical plan pairs a main level primary suite and a home office with a lower level that walks out to the backyard, and in ground pools, upper decks and covered patios are common behind the houses. Cathedral ceilings and stained woodwork run through the interiors, and three car garages are typical. The lower levels often hold extra bedroom suites, which suits an in law arrangement, and monthly association dues go with the houses. View Admirals Pointe window treatment details →
Feather Cove, also known as Feather Cove at Geist, sits south of Geist Reservoir in Marion County, on Galley Court and Outrigger Court with Indianapolis 46236 addresses. The homes date to the mid-1980s and sit on lots of about 0.43 to 0.53 acre, with Outrigger Court running just down the street from the reservoir. They're two story houses with four bedrooms, many of them brick, on quiet cul de sacs with wooded backyards full of wildlife, and decks that look out over the trees. Sizes run from about 3,000 to 4,400 square feet. Bay windows, skylights and sunrooms all show up in the plans, so the glass in these houses comes in several shapes and sits at several heights. View Feather Cove window treatment details →
Beamreach sits on the west side of Geist Reservoir in Marion County, on Fathom Crest, less than a third of a mile east of Vineyards of Fall Creek and with Indianapolis 46256 addresses. Its houses date to the early 1980s, which fits the building boom that followed the 1978 rejection of a plan to enlarge the reservoir. The streets are wide and the trees are mature, and the two story houses sit on lots of about 0.37 acre with large backyards shaded by those trees, close to the reservoir. Inside, main floor offices and living rooms with beamed ceilings are typical, and many of the houses have had their flooring, paint, fixtures and roofs updated over the years. Fall Creek, the stream behind the dam that formed Geist Reservoir in 1943, lends Vineyards of Fall Creek its name. The community sits on the west side of the reservoir in Marion County, on Vintner Way, with Indianapolis 46256 addresses. The houses are all brick two stories from the late 1990s on half acre wooded lots, and the community is run as maintenance free with monthly dues. A typical plan puts the primary suite on the main level, opening to a rear deck, while the upstairs holds a family room with a half bath and a large bedroom with its own bath. Cathedral, vaulted and tray ceilings run through the houses, with large windows throughout, and Beamreach sits less than a third of a mile to the east. View Vineyards of Fall Creek window treatment details →
Masthead sits on the north side of Geist Reservoir, between the water and downtown Fishers, on Sea Star Drive with Indianapolis 46256 addresses. The houses are custom two stories from the late 1980s on wooded lots of around 0.43 acre, with tree lined backyards and two car garages. Cathedral ceilings and walkout basements are typical, along with stained woodwork and wet bars, and primary suites often have skylights and a jetted tub, with a guest suite reached by the back stairs. Skylights in the primary suite and glass at the walkout level mean the treatments can differ a good deal from room to room, and cathedral ceilings add another height to plan for, all under monthly association dues. View Masthead window treatment details →
Intracoastal at Geist is a golf cart friendly neighborhood on the northeast side of Geist Reservoir in Fishers, in Hamilton County, with Fishers 46040 addresses on Starboard Road and Newburyport Drive. The community has a pool, a clubhouse, a walking trail, a kayak launch and access to private docks on the reservoir. The houses date from 2003 to 2007 and are ranches with a main level primary suite and four bedrooms, from about 2,700 to 4,500 square feet, on lots of a little under a quarter acre to about a third of an acre. Vaulted ceilings and three season rooms put windows at several different heights in these houses, and monthly dues go with the homes and their shared docks. Timberstone is a subdivision on the Fishers side of Geist Reservoir in Hamilton County, on Hearthwood Drive with Fishers 46040 addresses, close to both the reservoir and Geist Waterfront Park. The houses are custom two stories from the mid-2000s on lots of about 0.37 acre, with a two story great room and a first floor primary suite. An upstairs bonus room adds space on the second floor, and finished basements hold theater rooms and workshops. Backyards have paver patios with gas firepits, and high ceilings and tray ceilings run through the interiors. The tall great room and the basement theater give the crew two very different rooms to plan around in a single house, and monthly association dues go with the homes. View Timberstone window treatment details →
Mill Ridge Farms is a gated community in Fishers, in Hamilton County, on Anees Lane with Fishers 46040 addresses, about a mile south of Intracoastal at Geist and half a mile east of Timberstone. The houses are custom one stories from the mid-2010s on lots of a little under a quarter acre, with three bedrooms, three and a half baths and a finished lower level. That makes them the newest houses among the Geist neighborhoods, where most homes date from the 1980s through the 2000s. A vaulted sunroom and an open main level with soaring ceilings are typical of the plan, and the lower level adds bedroom and living space below, while the gate and monthly dues set the community apart from its neighbors. Geist Bay Estates lies on the northeast side of Geist Reservoir in Fishers, in Hamilton County, on Geist Bay Court with Fishers 46040 addresses, about half a mile northwest of Intracoastal at Geist. The houses are two stories from the mid-1990s on acreage, with lots of about 2.6 acres, Thorpe Creek frontage and water access to the reservoir. Inside are a two story entry and a dedicated office, with an en suite bedroom upstairs, and the walkout basements have wet bars. Outside, in ground pools sit in the backyards, and four season rooms of more than 250 square feet add glass on the yard side. The other Geist neighborhoods sit on lots well under an acre, so these are the largest lots among these neighborhoods. View Geist Bay Estates window treatment details →
